Documents You Need to Buy or Sell Property in Nepal

Paperwork is the part of a property deal people worry about most. The good news is that most sales use the same core documents, and preparing them early saves time at the Land Revenue Office (Malpot).

Requirements can change and may differ from case to case, so always confirm the current list with the Land Revenue Office or a qualified legal professional.

If you are selling

  • Original land ownership certificate (Lalpurja)
  • Citizenship certificate of every owner, with copies
  • Recent land revenue (tax) receipts
  • Survey map (trace) of the plot
  • For a house: building permit documents, if available
  • Recent passport-size photos

If you are buying

  • Citizenship certificate, with copies
  • Recent passport-size photos
  • Funds for the registration fees and taxes paid at the time of transfer

Before the transfer day

Both sides should check that names, plot numbers and areas match across every document. Small differences — for example in the spelling of a name — are a common cause of delay, so sort them out early.
